We have compiled our data from the numerous experience and clients we have and was able to general the average cost of roofing. It is important to take note that there are a lot factors affecting the overall cost of roofing installation and we aim to simplify it through this post. 

Before discussing the in-depth factors of roofing cost, we are going to provide a table which summarizes the average cost of a homeowner. The table below is divided into rows defining the number of square meters of a typical residential structure. We further subdivided it into columns so material and installation cost are indicated.

Assumptions in Projecting Roofing Cost

  • The design of the structure follow a typical roofing line: Dos Aguas and Quatro Aguas (See roofing designs)
  • The king post has a height of 1.8 meters. This is important since we are able to estimate the length of the roofing panels given the roof slope.
  • All roofing panels has a rib type profile and a 4mm thickness.
  • Roofing accessories are assumed to have our general recommendation of specifications (24” for roof gutters, 24” for roof flashing and 18” for ridge Caps)

Factors Affecting Roofing Cost

Design of the Structure

A more complex structure will result into higher cost. The total linear meter of the metal sheets will have a small impact on the design of the structure. Since the area that is to be covered is still the same. However, when it comes to the roofing accessories (gutters and ridge caps), expect the cost to  go up. Having a complex design results into several cuts and more interrupted flow of roofing panels.

Case Study: Let’s compare the two known types of roof design; the hip and gable. The red lines pertains to the roofing accessories that need to be installed. Notice that the hip roof requires more accessories (e.g. Roof Gutters and Metal Ridge Caps) when compared to the gable. Hence, having complex designs results to more roofing accessories.

Materials Specifications

One big factor when it comes to roofing is the specification of the materials. When we say specifications we refer to the thickness, profiles, length and width. Depending on the desire outlook of the homeowner they can opt for a more expensive look profile (e.g. Tile Spans) or a thicker metal. Furthermore, some contractors charge a more expensive labor for heavier materials and hard to install roofing panels.

Site Conditions

Site conditions vary from different projects. The roofer can be subjective depending on how the tedious task will be and might charge for a higher cost. For example, the structure can be a 4-foot high. This leads to a more tedious task in transporting roofing panels at the top. Another example is the slope of the roof. A higher slope contributes to a more demanding job during the installation phase.

Miscellaneous Components

Some materials of the roofing system can be optional. This again varies depending on the project. Take for example, insulation. While we do recommend it, some homeowners simply don’t want it or the budget is not enough. Another would be, gutter guards. This is very situational if the structure is near a tree and you want to minimize debris from getting inside the gutter.

If deadlines are important for you and in need of finishing the project as soon as possible then expect to spend more. Depending if you’ve hired a roofing contractor, they might be forced to employ additional personnels to finish the project right away. Moreover, you might be requiring the roofers to work extra hours on the project. This can be significantly costly versus working on regular hours. 1. Factor the Weather

When planning on your roofing construction project, it is wise to pick a date when weather is usually pleasant. It is extremely dangerous to continue working on the roof on wet environment. That is why we usually ask our roofers to halt any operations as soon as it rains. This can evidently delay the project completion date. Hence, avoid scheduling your roofing project on monsoon seasons.

2. Add Insulation
